Problem
The basement was suffering from visible mould growth and dampness. Free water was also discovered entering via cracks in the structure.
An intrusive and targeted investigation was carried out by Sur-A, including a review of any previous design proposals for structural waterproofing.
Solution
We found that there was no effective waterproofing system in place, so the remedy was to strip back the internal finishes to main structure and commence with a robust remedial design solution, that included upgrading parts of the structure that provided challenges to continuity of installation of guaranteable solutions. All this has to be carried out with the commercial operations running as normal.
Surv-A always looking to innovative ways of overcoming problems, utilised the “Dragonboard” SIPs system to provide robust protection measures to the critical zones below ground.
Evidence
Intrusive exploratory investigations.
Photometer digital moisture meter tests.
Schmidt hammer compressive strength tests
Outcome
We have designed a robust and phased remedial solution that includes, resin injection works, a Type A BBA approved waterproofing system. Reinforced sprayed concrete has also been designed in to upgrade certain elements
Completion
Works are due to commence February 2026 and last for six months. Sur-A are providing a complete design and QA monitoring service.
