Problem

Severe and widespread ground water ingress affected the double basement areas, with significant cracking of the structure. The hydrostatic pressures on the original structure meant that over 70 ground anchors were installed during a previous upgrade.

Solution

Working with the well known manufacturer, Sika Ltd. Surv-A came up with a robust BBA approved Sika 1 low cement structural waterproofing system. However before any waterproofing could be applied the structure had to be stabilised and upgraded. This involved using resin I injection process and an structural enhancement to walls, soffits and some very intricate and complex details. We completed the project using an bespoke fail safe drainage system.

Evidence

Intrusive exploratory investigations.
Protimeter digital moisture meter tests.
Schmidt hammer compressive strength tests, water sampling/analysis

Outcome

After diligent monitoring, we gradually overcame the severe water ingress, arresting all the live water and then progressing with the upgrading of the structures and the Sika 1 LC spray applied system.

Completion

The project is due to complete in January 2026
