A defect investigation focuses on a specific problem—such as damp, cracking, or structural movement—using forensic techniques to diagnose the cause and recommend targeted repairs. Condition surveys are broad; defect investigations are more targeted.
Building pathology surveys examine the underlying mechanisms causing deterioration. We analyse how environmental factors, material properties, construction methods, and building use interact to create problems. This holistic approach is particularly valuable for complex defects where multiple factors contribute, or for historic buildings where understanding original construction is essential to effective repair.
We use professional diagnostic tools including calibrated moisture meters, thermal imaging cameras, hygrometers for relative humidity measurement, and borescopes for viewing concealed spaces. Where necessary, we also conduct material sampling, core extraction, and laboratory testing.
Survey duration depends on building size, complexity, and scope. A focused defect investigation might take half a day on-site, while a comprehensive condition survey of a large commercial property could require multiple site visits. We provide time estimates when scoping each survey and work efficiently to minimise disruption.
